Im looking for an efficient way to sell a b and b without having to pay thousands to a large specialist agent. Is the internet ok or is this just for residential property?

You could try, but there is a reason commercial real estate brokers exist. They know lots of potential buyers, and, believe it or not, potential buyers of commercial real estate do not surf the Web looking for deals; they've got bigger fish to fry.

Also, brokers usually do not charge you upfront fees; moreover, you could negotiate a sliding-scale compensation, so the broker would have an incentive to sell the property as expensively as possible...
