first you need to learn what fungus your grass has and treat it with the appropriate fungicide. your local nursury should be able to help id it. water in the mornings in order to keep fungus down. Have your soil analyzed before adding fertilizer. the county extension usually can do this inexpensively. mostly, use a lawn maintenance program faithfully which includes mowing at the right heights and frequency, proper watering and feeding.

you probably have mold or fungus,
don't water your grass in the night because wet and dark conditions are where fungi thrive. water your grass in the morning

to get rid of the fungus, you have several solutions
some chemical that kills fungus but may damage your lawn, or do not water your grass for a month to get rid of the fungus, You cannot have a green lawn with fungus. Fertilizer helps a lot, but do that in the spring.

THE KEY THING IS DO NOT WATER YOUR GRASS IN THE NIGHT THAT HURTS YOUR LAWN THE MOST. DO NOT WATER TOO OFTEN BECAUSE IT WEAKENS THE ROOTS, IF THE RESOURCES ARE ALL THERE THE GRASS WONT DEVELOPE ROOTS TO GROW STRONGER

Grass needs lots of nitrogen to grow best..add water when the sun is down..early morning is best..also do not apply to grass unless the temp is under 80 degrees..Nitrogen will also burn the grass too so be care full..I have used a product called Scotts super green..works great..goood luck
