I want to buy a piece of land by a lake around Montreal. I am planning to build a chalet there. What should i know when i choose the land?

Are there services: electricity, water, phone, etc.? If not, how far away is it, and how much will it cost to extend it? If there isn't public sanitary sewer, is it suitable for on-site sewage disposal systems? If no water, is the well water good quality? Are there any local zoning requirements that might interfere with your plans (e.g., no sheds, no fences, etc.).
You may also want to pack a meal or two and get a lawn chair and sit at the property all day. Watch the neighbors, check out the sun conditions (too sunny, too shady, etc.) Really, you don't want any suprises.

run anything past an attorney before you sign anything...you need to know if you CAN build on the land...any restrictions?, Municipal, province, in the previous deed? access to the land? are there subdivision rules...that's just the beginning...find some thing you think might be good and then make sure in the contract that you have a way out if it fails... things like setbacks, septic, water, power, access.....
I also suggest figuring out if you like morning sun or evening sun...then look for property on the side of the lake that would give you that...

One of the biggest things is to find out how close your lot is to the existing utilities / sewer. Running utilities / sewer to your lot is very expensive if they are not already there or nearby. Another consideration is to make sure the lot is buildable and that the zoning checks out for what you need to do. If you are buying in an area that has been set up as a subdivision there are often building requirements. Its important to make sure that what you want to build is acceptable

You should look for the climate in the area, the structure of the land meaning square feet. And the price of the land that's the most important.
