I am looking for investors who want to earn a 20% return annually secured by first lien position with 20 to 25% equity. Where can I find interested parties?

Start with friends and family and work outward.

Be sure to have a business plan and #'s to back up your claim as well as your contingency plan in case interest rates continue to climb.

Also, be sure you've structured your company correctly to insulate yourself from lawsuits, etc.

Business cards wouldn't hurt either.

Go to Creative Real Estate Online's website, www.creonline.com. On the left had side of the main page, you'll see a listing of different catergories, like "Information", "Community", "Insider's Club". Go to the "Resources" section (in orange) and you'll see a link for Real Estate Clubs. Click on that and when you get to that page, click on your state. You'll then get a list of real estate investments clubs that are in your state that are listed with the creonline.com website. Just contact them and tell them you are looking for investors. You may need to join, but I would see that more as a plus than a minus.
