My mom and brother live with me and I have been charging them very minimal rent. I have a 3 bedroom and 2 bath with garage (converted to a bedroom) which makes it 4 bedrooms. I can get $2000 a month if I rent it out, I live in Sylmar California. At this point I get $700.00 total from them as it is, and I told them if I move to buy me another house or move with my boyfriend that I would expect 1/2 market value a month $1000.00 total, I prefer them there than strangers living here. Am I being greedy or fair???My brother doesnt work and he is 37 and capable of working, my mom receives social security and a pension, they have been with me 15 years and I have been really fair with the rent starting at $400.00 and slowly creeped to the $700.00 that it is now. Is this unfair??

You are being really fair. You should rent out the house that you have now for the full value, move your mom in with you (if you get along well) and kick your lazy brother into the street. It sounds cruel but if he is that old and doesn't work you need to do something or when your mom cant take care of him any longer he will expect you to do it.

It is not unfair to expect anyone to contribute to living in a house. Your brother is an adult and capable of earning an income. Your mother is on Social Security and a pension that might be a problem but is you are only asking a reasonable amount that should not be a problem. I think both of them are taking advantage of you and you need to treat them the same as you would any other tenant. I would make them both sign a lease agreement stating how much they needed to pay and if they refuse to sign it then you need to say OK I will move in tenants that will pay and give them 30 days to move. Its always hard when its family and money.

It is totally fair to charge them $700 per month. If the market rent is $2000 per month they should be grateful! After all you have expenses such as mortgage, RE taxes, upkeep etc.

Actually you cannot even take a loss on your tax return as you are not renting at market value and it is not an "arms length" transaction.
