You better get up in the attic and be absolutely certain you don't have a leaky roof which is leaking into the wall. Even if it's just a little leak and it hasn't rained in a month, if there is moister inside the wall insulation you got problems. Check outside the window seal condition. A TV cable going through the wall from outside can walk droplets right into the house if not chalked. Be sure there is nothing outside the window like a pile of rags or sack of mulch not put away or maybe even a flowerbed that has been too wet too long. Check for termites too they go hand in hand with the moister. Be sure your gutters or clean and empty of all leaves.

The problem you are experiencing is most likely due to the high level of humidity in your home. If you have the air tested, most likely your humidity level will be high, especially in the basement. I had a similar problem and children with allergies, etc. I purchased a dehumidifier called a SaniDry which not only has completely removed any and all odors from my home and basement, but also improved the quality of life for my children. Check out this website. You will find answers to your questions and have the ability to ask questions from experts there. This link is to their dehumidification learning center.

Most likely growing behind and up the walls. I would have it checked out, because if your smelling it, that means it is going rampant in the house and is not healthy for you or anyone else living there. Bleach will stop the growth, but you have to find the mole growth first. Good luck and get some help.

Even though rooms are not used they need to be ventilated and heated to keep them free of moisture. You probably dont smell mould in the rooms you use often as you're more likely open the windows in them.

Mold will grow in the insulation that is in your walls, floors and ceilings.
You will need to have someone that is an expert in this area check the insulation. More than likely, it will need to be pulled out and replaced.

you dont need water leaks for there to be mold. All is necessary is moisture. It seems to me be originating from inside the floor joists somehow.

maybe a ventilation problem if the rooms are unused and no sign of mould - you may be creating a mould environment unless you ventilate these rooms
