IF THE STAMP PAPER AGREEMENT IN WHICH X HAS THE SOUTH SIDE AND Y HAS THE NORTH SIDE IS ALSO REGISTERED THEN THE PURCHASE OF Z FROM Y IS VOID AND S IS THE RIGHT OWNER OF THE NORTH SIDE OF THE LAND AND Z ONLY RESERVES THE RIGHT TO CHANLLENGE Y FOR FALSE SALE DEED AND RECOVER HIS LOSSES FROM Y THROUGH COMPETENT COURT ORDER.

s will get the north side owned by y. in case z claims the same land, you can approach the local court and obtain an injunction and also file a suit for declaration that the north side is bought by you. if the registry details contain the north side boundaries, the case is strong. but this appears to be of north India. x can approach the police, bribe them and make them give temporary possession of north side to him. be careful. possession of land is an important factor.
