My family is looking to buy a house in GA and it looks like we would have to refinish the harwood floors. We are getting quotes, but really don't understand what is a good price. Please provide insight you you can and maybe an idea on what is would cost to lay natural hardwoods through the remander of the house?

$3 - $5 a Sq. Ft is a good rough price for refinishing. As others have said, the cost is determined by many factors. how good of a job the person will do generally is directly connected to how much money the person is making. In my business we do not underbid jobs, at the same time we do not overbid them either. I have found in 15 yrs the people I do business with are so much happier. They are not the ones looking for the very cheapest price (there is no pleasing these people). And they are not the ones that are mad because they have overpaid the job. My advice get three or four quotes and go with the middle one. Also it does not hurt to ask for references or recent jobs that they have completed. As for laying the rest of the house in hrdwd. Prices are going to range anywhere from $6 - $40 a Sq. Ft. installed depending on the type of wood you buy. Hope this helps.

Refinishing costs vary according to where you live. Also, it depends how bad the floors are... i.e., how much work needs to be done. It sounds like you want to know how to judge the bids you're getting.

A minor refinishing is sometimes called 'refurbishing'. They use a floor buffer with a screen -- an actual piece of window screen -- to scuff up the old surface. Then they brush on a coat of polyurethane. This is good if the floor is in good shape but the finish is dull.

True refinishing means sanding all the way to the wood. This requires going over it with different grades of sandpaper, starting with rough and progressing to fine. They use a huge sander that looks like a heavy upright vacuum cleaner, and a separate smaller one for the edges. Once the floor is bare and smooth, they put on 3 coats of polyurethane, sanding between coats. (Sometimes they don't sand after the first coat.)

So ask what their bid includes. If one bid is high, ask them why. It's possible they take more time with their work, or maybe they are using documented workers who get paid a lot more.

Sorry, can't answer about floor installation. It depends on whether you have top-nailed or tongue and groove, and what grade of oak you want. And then, they have to do all the finishing steps I mentioned above.

We ll it shouldn t be to expensive to refinish hardwood floor most likely the prices to refinish hardwood floor runs between $2.5-$5 a square foot
I did it in my house and I got a few estimate and cheapest one was $2.5 square foot I live in New York and I used king David wood floor

The price will depend on if you refinish the hardwood floors yourself or have someone else do it. If you do it yourself, then there is the cost of renting a sander (approximate cost $40), sandpaper - rough grid and smooth grit (approximate cost $25-$50) the cost depends on the size of the room. The rough grit is used to remove the old finish and the smooth grit is used before staining to make a nice smooth surface. The stain (approximate cost $50) depending on the size of the room and I would recommend a clear coat (approximate cost $35) . If you hire someone to refinish a typical 20x14 room the cost can be as high as $500 to $1000, depends on several factors such as location in US and contractor competition.

Get some quotes to compare. Be sure to find out what brand of polyurethane they use. All polys are not the same. The difference between a good one and a bad one will determine how hard the finish is. The harder the finish, the longer the floor will last, and the harder it will be to mark up.

I just got an estimate for about 3$ a square foot for the premium type package. seems reasonable and I've seen their work
