Errors and omissions excepted.
A contractual agreement is meant to document what the contracting parties have agreed. If a mistake has been made in writing this up, or if something agreed has been missed out, the phrase is saying that the parties should not be held to the incorrect terms of the agreement.

Errors and Omissons Excepted.
It means if they make a genuine mistake the contract is generally still in tact but the errors can be corrected and not be in breach.
i.e. If they pull a typing mistake and offer to sell you a house for £245, instead of £245,000 then you can't insist you get it for under £300 quid
