Then there's having a good publisher with great distribution and good marketing. Amazon, Waterstones and the like can create Best Sellers by giving certain books prominence in store. Perhaps create a best seller is too strong. But they want to make money, that means they have to sell lots of books, so the books they will give prominence to are ones they think lot of people will want to buy,
As one of the Answers has pointed out once enough "influencers" have bought and read the book it becomes a must read for others.

Whatever are the contents of a book. They should be interesting and informative both. Even fiction should have some facts of real life. (Read DA Vinci code?). In most of the cases that makes a book best seller.

No secret if you believe you have written a best seller then go for it no one was a successes until they pushed hard for it Jk Rowling went to 11 publishers before one accepted her book she kept going because she believed in what she had written.

It jus has 2 click in people's mind!!!!!........that's the secret to a best seller,........No other factor plays an important role.........A best seller can be anything from a sad story to a science fiction.......BUT, jus has to be liked by people....

Come up with a Word of Mouth campaign that will enlist affiliates to help you sell your product so fast it spreads like wildfire.
The classic example was the first two Nickel Mania campaigns where you could buy for a Nickel and the price went up another Nickel with each order, but the newest one that just started will set records.

I think you will find the answer to this question in the book "The Tipping point" . The author explains that it happens like an epidemic due to certain factors that cause a spread of a certain habit. It is a really good book.
