home is almost new...9 months old...tight budget...dont want to use realtor

This is penny wise and pound foolish. *IF* you sell, you're going to end up with a lot less money, and no experience to judge how qualified this buyer is. Maybe you'll get lucky. But the odds are better of hitting the pick six down at the horse races.

And discounters are like selling it yourself except that you've got to pay for their services. Good buyer's agents eat FSBOs and discounters alive, and if you're not offering a buyer's agent commission, you're shutting yourself out of all those buyers.

You want to net the most money after commissions, full service is the way to go.

Check locally to see if there is a company like help-you-sell or discount broker who charges flat fee instead of commisions. They provide access to multiple listings, which is very important. However, you have to be prepared to pay 2-3% to the broker who brings in a buyer. If you don't, brokers are not going to show your house to their clients. If your market is still hot, you can still sell without their help. Good luck.

Should be fairly easy since it's still new and it's clean.
Put adds in newspapers, a sign in the front yard, post it in grocery stores, and restaurants if they'll let you. I think newspapers are your best bet.
