My tenant always pays late, lies and plays phone tag with me monthly. I have a 1-yr lease with them but I I'm sick of this after 5 mths and want them gone. I think MO law allows me to give 60-days notice to terminate lease. Is this my alternative beside court eviction?

This was my father's house and we are keeping it for sentimental reasons. I'm a 1st-time landlord, I live 1000+ miles away and can't afford to consult a lawyer for every issue.
Only rats and roaches are entitled to live rent-free.

My sister owns a few places and sometimes she has problems with that too... She ask for late fee, if the Tenant doesn't pay in the first 5 days of the Month they charge $50 extras.

But if you want to terminate your contract with them, you can give them 60 days to end up, just make sure your house is fine, sometimes they break stuffs and you have to work really hard to fix your house.

Also check the laws about it

Your state probably has laws that address chronic late payments and the proper notice and eviction process.

I know that my state has very stringent notice requirements and gives tenants an opportunity to cure. Perhaps your state does also.

Make an appointment with a landlord/tenant attorney in your area. Make sure they specialize in L/T so they are familiar with case law that could affect your situation.

Your rights are determined by your written lease and the laws of your state. Why are you asking legal advice from people who have never read your lease and who know nothing about the laws of your state? If you want real legal advice bring your lease to a local lawyer & ask him/her.

Mostly tenents complain of landlords..
