I am considering the purchase of a 2 bedroom ranch in an upscalse neighborhood where many of the houses are already 2 bed colonials. Can anyone give me an estimate of what it might cost to add another level on an 800 sq ft. ranch? I know its pretty difficult to tell without pictures and more info about the house but I was wondering if anyone had an idea.

Around here when our neighbors added about that much upstairs space to their ranch it cost them $100,000 (and that was several years ago).

I did this for someone a couple of years ago. The job was about the same size as yours and the cost was a little over $100,000.

Estimate about $100.00-125.00 per sq, ft. It could be more or less, depending on desired interior finishing.

I'm no different than most. I usually under estimate.

sorry, i dont really know about pricing, but one thing you might keep in mind is that you have to get building permits and inspections from the city to do it (in california, anyway), and it can take as long as TWO YEARS to get those, depending on the area.

with plumbing $150/SF, without $50-75/SF
