If you are speculating (buying houses to resell them), no. You work through a real estate agent. If you want to sell houses yourself, yes. Not only will you need a license, but you'll want to join a real estate firm because you'll need a broker.

The key to successfully turning a profit when flipping real estate is understanding real estate valuations. You must purchase the properties below market, add value to them and then resell at market value in order to turn a profit.

You will either need to learn how to properly value real estate yourself or team up with an experience Realtor who can provide that information for you.

No, you don't need a real estate license, but be sure to do plenty of reasearch in your area, and talk to an accountant before you get started, because you can really get burned.

No you just need the money to buy the houses. Then you need a Carpenter to do the flip for you if you can't do it
