I need to know what is included in a land/ home package. Other then the land and mobile home?I know that the septic setup and all of that is included, but is your air conditioner set up and fridge, dishwasher, and stove also included?

Appliances may or may not be included in the purchase of a mobile or modular home. I don't think it is a good idea to finance appliances as part of a long term mortgage. In reality, you are financing appliances for the term of the mortgage and chances are that you will have to replace them long before they are paid off. In the long run, you end up spending several times the purchase price of appliances by the time you pay off the mortgage. Not a good deal.
If you can't afford to buy new applliances out of pocket, consider buying used ones at estate auctions. Perfectly good appliances usually sell for very low prices. Rarely does an appliance sell for more than $50.00 and many sell in the $25.00 range!

It depends on the seller. You will have to ask each one exactly what is included. Never assume anything or you could get burned.
