i own a country inn and would like to sell. how do i go about finding an agent and keeping the listing quiet?

I understand your dilema, you are somewhat stuck between a rock and a hard place.

On one hand you need the exposure to attract potential buyers, on the other hand you do not appear like you business is for sale so not to disturb your clientele and make them feel like you are abandoning the business and them.

As with many commercial real estate sales, confidentiality is key in the entire process. with that you also need a true specialist in the type of commercial real estate you are trying to sell.

What I mean by this is that not all realtors and even not all commercial realtors are created equal. So you need to check around to find a realtor specializing in your type of "product"
A Realtor that knows and understands Inns, B&B's and hotel and motels.

The likelyhood that you may even have to go out of your community for this is not very remote, and should not trouble you, as real estate is not as local as many people think, at least not any more.

When you find the right agent, he/she will likely already have a number of active buyers he/she is working with, and could possibly connect the dots without to much marketing at all.

But even if they do not have a ready, willing and able buyer, they will be able to search and track them down without to much disturbing of your current business activity.

You may want to contact the real estate board office in your area, and or the managing brokers of the various "commercial Real estate companies in your area.

Keeping the listing quiet is contrary to what you're trying to accomplish. How can anyone know it's for sale? Get an agent who has an internet presence, so people all over the country have an opportunity to view the listing.
