this is very important, get a surveyor and know exactly where your property lines are. your neighbor can infringe on your property, fence, landscaping etc. and then it will take a battle in court to either get the item removed or receive compensation(monetary) for the infringment.

I don't remember any recent earthquakes in the greater London area... So your property hasn't shifted over to your neighbors... That rules out one possibility... another that your neighbor is adding on or building something... and that's their total liability... Tell your neighbors surveyor that anything "he" does better be accurate and correct... because "he" can be held liable for any screw ups or mistakes... If your neighbors surveyor wants you to have your own surveyor, then your neighbor should cough up all costs associated with it...

I would not recommend using the same surveyor as your neighbor. While it is to be hoped that he would be fair and impartial, do you really want to take that risk with your property?

My husband & I had our beautifully wooded property surveyed when we moved into it 6 years ago and recently awoke to find our backyard neighbor calmly attempting to denude and chop down all the trees in his back yard -- as well as some of ours, our side neighbors, our other side neighbors, the back yard neighbors' side neighbors, the people 3 houses down, etc.!!! It turned into a lovely shouting match, as the man was *SURE* he knew exactly where his property was, though he hadn't bothered having it surveyed. Luckily, both our neighbors and our survey posts were still tightly in the ground. He is now *VERY* aware of where they are.

Don't let this happen to you. It is worth the money to protect your interests, believe me!!
