This depends entirely on the area of the country in which the pool is installed. A better answer could be provided if you had included a general location. Best answer based on the information you have given is that they will add more value in climates where they can be used for more months of the year. In northern climates, a pool may add some value to your home, but it will also limit the number of people who will be interested in buying your home should you ever wish to sell.

Good luck with your decision.

I know this question was directed at a Realtor, but I have to toss in my two cents.
Bottom line. It increases the value to YOU. Not necessarily anyone else. I've had to spruce up pools for resale and I've been called in by new owners to repair their out of control new purchase. In most cases, the pool doesn't add any appreciable value and in some instances actually scares off potential buyers.
It's a lot easier to change the paint and wall paper in a home, than it is the pool in the backyard. Don't install a pool just to try to bump up the asking price. It rarely works.

Yes, but it does not necessarily increase the chances of it getting sold. A pool is what is known as "an attractive nuisance." It will increase the property taxes and will increase the rates to insure the home, so not everyone wants it, and it may actually cause you to lower the asking price on the house to attract buyers. It really depends on the neighborhood, but I would not install a pool just to increase the value of the property. There are other things that you could spend money on to increase the value that would give you a better return in a sale.

It depends if most people in your local area would like to have a pool in their yard. Also, it only makes sense to have if you have the weather for it, otherwise, most people don't like swimming in places which are cold and don't have many sunny days.

I personally would rather not have a pool. It takes up A LOT of space if you're not going to use it and is VERY costly to maintain.

However, if pools are desirable in your area and your family are swimmers, then go for it! Don't install a pool just for increasing the value of your home, if that's what you think it will do.

It can, however be careful not to make improvements beyond the value of the other homes in your area. For example, if other homes are going for $300K-$350K and you make improvements that take you out of that range, you may have difficulty in getting your asking price. Improvements are great, by remember, it's about location, location, location.

Bottom line, install the pool for your enjoyment...not to increase you home's value. (Exception: If most homes in your area also have pools, then installing one should increase your home's value.)

Not necessarily. If you're putting one in merely to increase your sales value, don't.

Lots of people don't like the maintenance or have young kids and worry about them falling in.

Bottom line - do it only if it's something you plan to enjoy for a long time to come.
