Go for the 4 bigger rooms. It will have a higher resale value as most people would prefer a few rooms of a good size rather than an additional room that trims away at space from the others.

Depends what you are doing it up for if it is for rental then 5 with en suite is best for rental to students etc. If it is to resell the 4 bedrooms. Could you not do one box room (little like an office) an en suite and 3 bedrooms? Good luck anyway. I thought property stuff is hard now because of all the warranty needed and certificates of building safety following any work for selling the house after. Too complicated to me.

I'd go for one big master bedroom with an en-suite, 2 largish bedrooms without en suite and a couple of box rooms

What are your needs? If you have a lot of kids, then you'll want more bedrooms. If you often get house guests, then they will appreciate having their own en-suite bedroom. You give no information about your requirements, so it's hard to give advice.

Definitely, 4 big bedrooms! This way you have less rooms to decorate/furnish and save alot of money. Also, who likes to sleep/dwell in small bedrooms and it being crowded or becoming cluttered very quickly? Keep this all in mind and enjoy your new home!
