What would it be worth now? It's river front between Austin and Bastrop Texas close enough to comute to Austin 20 mile to the center of the city (the capitol)

How many acres? Is there a paved road? Electricity in the area? Public water in the area? What is it zoned?

You have not given enough info for anyone to give you an informed answer.

If you don't want to pay for an appraisal, call a Realtor an indicate that you are thinking of selling. A good Realtor will give you an honest estimate of what similar properties in that area have recently sold for.

I don't know but with all the water you guys are getting in that part of the country you might want to contact an aquarium for values, if you can't afford an appraiser.
