preferably the Houston area. (Cy Fair, Montgomery County, Tomball), etc. Where can I find some at a good price? I see some 40.0 for $10,000 but this makes no sense. Please instruct me on looking for some land to put a nice house up. Rural areas.

Ask friends and family for referrals for residental real estate agents in Texas that are trustworty.

Make an appointment with the agent, and tell him/her that you are looking for an agent to help locate a tract of land.

He/She will ask you about your location preferences, size needs, budget, etc...

The agent will place a buyer's representation contract for you to sign. This simply means that the agent will recieve a commission (usually 3%) on any purchase you make in the next 6 months. If you are really serious about looking for a piece of land, and are sure you want to work with this specific person, go ahead an sign it. You will find that your agent will be a lot more helpful if you do, because he/she knows that they will get paid if they find you what you want, and the sooner you are happy and make a closing, they get paid. If you buy a parcel directly from someone FOR SALE BY OWNER, you will have to pay your agent even if you did all the work to find the property. Don't let the 3% intimidate you.. it can be factored into the offer price you make on the land.

One final FYI.. If you take out a loan to buy your land, you can't build on it until it is paid off. Banks and Builders will not build on a lot unless you have full "title" to the land.

You'll pay a premium for hotspots like Houston. Your best bet is to hire a Buyers Agent from a real estate company you trust... no doubt you've experienced national companies like Prudential, Century 21, and ReMax.
