Ask the honest opinions of friends you can trust. When you've lived in a house for a while, you can become 'blind' to the things which other people find a turn-off. There may be some very simple things which you can fix to make your property more attractive, such as changing the paint colour in your hallway, removing a shrub from the garden, or putting some different lighting in your living room.

Remember that other people may not love the same things you do. You should try to neutralise your home, removing any striking pieces of artwork or family memorabilia. Also, if you have pets some people may find this off-putting. People who don't like dogs will imagine problems with smells, hair or fleas - even if your pooch is immaculately clean! It's best to hide away pet bedding and toys, and get somebody to take the dog out for a walk during viewings.

Light neutral colours for walls and floor covering. Paint is cheap and can add hundreds or thousands to the price. Take your stamp off the house and remove all clutter. Make sure the house is clean. Make sure the entrance is inviting including the outside of the house. A couple of containers of plants either side of the doorway, preferably something that smells nice. Bake bread or make coffee to make the house smell homely

First thing you need to do is go around your house and make a list of everything that is wrong with it that needs fixed. after fixing things as best as possible a new coat of paint in the entire house will make a hugh difference, go with something different, appealing, pleasing to the eye giving the buyer a good sense that the house was well taken care of. Do a little new remodeling if necessary, it will pay itself back in the end by getting more money out of your house. I just put about $6000 into my house and rasied the value about $25,000 to $30,000 dollars. A little extra in the right places make the difference. Good Luck

You didn't say whether you had it listed with a broker or not. One great trick is to make sure that before interested potential buyers actually come in to look at the house, is to bake brownies and cook something that smell greats great. It's an old trick that works like the modern aromatherapy stuff. People asssociate the smell of brownies with mama and all that stuff and it will stick out in their minds when deciding which house to buy. they won't remember why they liked that particular house so much, only that it "felt right." It's cheating, but it works.

I just bought a house and my Realtor kept giving us advice about when we are ready to sell a house how to make it go fast. She said to make sure there is landscaping on the outside. You also can update your paint and put something that smells good in a plug. But it takes the person looking at your house to walk in and just have that feeling of we're home.

Clean it up, make sure it looks bright (add extra lights) and have plants and flowers. I've read once that smell is very important, so maybe you should get some freshners too. Advertise it on site and put a sign in the garden. Good luck!

Make sure your yard is kept up nice, and you must make the inside look great. If there is clutter, get rid of it. You don't want a lot of personal photographs up. I know it's a little much, but model homes have the right idea. There isn't any excess clutter, and there are very few personal photographs around.

My house is for sale too and I am killing myself to keep it perfect all the time. It's 3500 sq feet and I also have a huge landscaped yard. Are you selling yourself or do you have a realtor ? I would interview them to find out exactly what they intend to do to earn thier commision to get your house sold. The market is stalled in many areas so shop for the best realtor you can find and price it to sell not sit.

Paint the door a light shade of yellow. Burn an apple pie candle or actually have a pie baking when showing the home.
