the termite around my window has no mud tube. it pushes out its waste thru a small crack on inside of the house.

Any termite infestation deserves the attention of a professional exterminator. This is not a "do-it-yourself" job. When weighed against the damage to your house, the services of a professional exterminator will seem cheap. Call a reputable exterminator in your area and get a free estimate.

Termites are common. Most houses have them at one time or another. So it's not a cause to end a contract. There are normally conveyances on a property. This is a contract that is sold right along with the house. Houses are supposed to be sold this way. A termite contract is hard to find on your own. In no way would a self-spray be enough. They are annoying little bugs and come back to haunt you for years and years. Get a real exterminator and a real contract and guarantee for this. An exterminator, like a physician, has access to the chemicals that would really work. If this is just a rent situation, then you can also just blow this off. Tell your LL about the consequences.

The mud tube may be inside the wall....but any termite only attacks structures with water problems. Is your roof intact, exterior painted and caulked? Do you have adequate drainage around your house, or does water collect at downspouts? How is your plumbing, and air conditioning drip line? I have seen colonies survive on the condensation on copper pipes.
A dry House is a safe house, but I still maintain my pest control contract. Call a reputable pest control company.
