It is those lands owned by the church and religious orders. In the Spanish Colonial Period, these are the lands occupied by the friars and could not be touched by any government. Up to now, religious estates are still exempt from real estate taxes (the religious groups will always invoke the separation of the Church and the State whenever someone propose that religious lands should be taxed).

One example of frair estate, up to the present, is the location of the University of Santo Tomas which is owned by the Dominicans.
