Are the sellers obligated to fix anything that does not pass inspection out of their own pocket? and...Are they required to furnish any appliances if the house has no appliances? Do the windows have to open and close good to pass inspection? Does the attic fan have to work? etc??? What should I look for after I make a bid??

These are all things that you and your realtor should be negotiating with the seller and seller's agent before you go to closing, even if you have already put a contract in. If you haven't put the bid in yet, you can reflect these things in your bid too. Realistically, though, the seller is not required to provide or fix any of these things and if you hold out for too much during negotiations, you may have your bid cancelled or you may want to withdraw your bid yourself.

If you don't have a realtor yet, now is probably a good time to get one so that he/she can help you figure out what an appropriate bid for the house is, based on its condition, and what you should and should not be holding out for during/after the inspection.

I just read your other questions and I can only say, fire your realtor. If your realtor is not taking the time to explain this stuff to you--- especially stuff like how to finance your closing costs, or what is too much to expect from a seller--- then she isn't doing her job. A realtor should spend a lot of time going through these ins and outs with you. They're your employee; make sure you are getting your money's worth. You have a lot of questions; you are paying a realtor 3-4% of your home purchase price to answer them. You shouldn't have to resort to posting them here!

Sellers are obligated to (a) do what the promise to do in the contract and (b) in some jurisdictions, to disclose hidden defects that affect the value of the property.
