why do realtors lie in their listing ads ? I ask for water frontage theres no frontage , I ask for 3 bedrooms two are in the basement, I ask for 1,300 sq feet 3 rooms are 6x8 those arent rooms they are closets , they show homes with multiple offers already, why waste my time ?They get first chance at repo's they shouldnt be allowed to make offers till the repo has been on the open market , they need to wait and bid on them like everyone else has to . If they are friends with the seller they let their friends in on the deal even if you make full price offer .

I'm sorry if you had a bad experiance with a realtor not all of us are like that I bought 2 homes in my life and I felt the same way that is why I decided to get into this business so I could be different with clients and customers. I am a honest person and I do not believe in screwing people around it's flat out truth with me even if it isn't what the customer wants to here. Sometimes I have good news for people and sometimes it's bad news but at least I'm honest. I hope you can find a realtor that works like I do where ever you are looking to by a home.

You have to be proactive for your own interests in everything you do, as it is often hard to spot the crooks until it is too late.

1. Interview at least 3 realtors and if any of them don't seem right to you, dump them immediately.
2. As them to send you the written listings on any home they want to show you before you go out to look. You can often pick out the worst ones by noticing how long the house has been on the market. If it is a dump or overpriced, it is probably going to be on the market 6 months or more. You can also see on the written listing the actual measurements of the rooms. It also tells which floor of the home the rooms are located on.
3. Before you look at any house have the realtor call and see if there is ANY KIND OF A CONTRACT ON A HOUSE. Lots of times they are just trying to get people lined up who are interested to save their sale in case something goes wrong.
4. Did you know a community pond can be listed as water frontage? Ask them what the water frontage is and how many feet of actual frontage before you look at the home.
5. Real estate agents have the benefit of being able to go after the repos because they get the information first. Try to find an agent who is not an investor personally and they might be more honest with you about repos.

I am very sorry that you had a bad experience with a Realtor. We are bound my a code of ethics and it sounds like the one you had did not abide by them. It is against that code to put your own needs before a clients or to have deals on the side with a friend. It sounds like your Realtor did not take the time to find out what you were really looking for in a home and did not do his or her homework before showing you houses. And despite what you think we DO NOT have access to repo homes before the public does on the open market (at least not in my part of Texas) I have found that in every profession there are some bad apples, but you shouldn't catagorize us all as dishonest because of those bad ones. There are honest Realtors, and if you live in DFW, TX I can prove it. If not, next time do your homework talk to several agents first and ask to talk to past clients, (most agents have testimonials from past clients you can look at). Don't just go with someone because you see their name all over town. And, most states have a website where you can check and see if the agent has been disciplined for violating the code of ethics or any other rules.

I can say it's not all realtors but I know what you mean. I sold my house a few years ago and used the same realtor that I bought the house from I also knew him on a social level. He ended up being such a crook with his own agenda. He did not have our best interest in mind. I was totally unimpressed and will never send anyone to him. What really gets me is that he is very successful! How, I'm not sure.
I would suggest trying a new realtor. They are trying to build a good reputation and therefore need to be a little more honest to do that. The next time I make a real estate transaction this is exactly what I am going to do.

Buying or selling a home can be especially difficult when dealing with an incompetent or disloyal realtors. I’m the first to admit that many real estate agents are excellent and worth their weight in gold. However, most real estate agents fall into one of three categories: good, average or poor.

There is an old story about a man who went to a new area to "see how the land lies" He was told that the land doesn't lie, but the realtors do.

I do not know who you deal with, but it is a buyer's market now, so you do not have to tolerate a dishonest realtor.

One more thing..... Realtors have a trick of showing the dumpy houses first, so that people will buy the first decent house they see.
