Basic is window treatments - setting the table - accessories/art - a few pieces of furniture to suggest room use, a few plants to spruce up the front yard..

That all depends on how much your home is worth, how much equity you have into it, how much your net earnings will be after realtor expenses, mortgage payoff, etc... While $2700 may sound like a lot - how much will it cost you if your house does NOT sell? It's a small price to pay I would think, in the southern California area, since home prices can be quite expensive, but you really need to look at your own bottom line to make the correct decision, since staging a home will not increase the value of your home at all. Though it may give the prospective buyers an idea about how they might arrange their own furniture in your home - which really seals the deal when it comes to capturing the buyers mind (Them picturing their own furniture is code for - yes, I can see myself living here) for your own home. I have staged homes for sale for about a year and work exclusively with a real estate agent. All of the homes that I have staged have sold within 4 days on the market, all for asking price and one with 9 offers on the table after first day. We really do it up and make the houses into Pottery Barn lookalikes though. I don't stage all of her houses she sells, just the ones that she asks maybe above market price and really need it because of out-dated furniture or dated interiors. I am a firm believer in the visual impact of hame staging! I have seen it so many times!
If your house has outstanding features that are in demand with the market, ie, incredible woodworking, great floors, view, I would say that staging/renting furniture may not be necessary, just a few special touches here and there. However, If your home doesn't stand out among the other homes in the neighborhood and you are asking top dollar I would say that home staging is going to sell your home faster and get that higher asking price. It really depends on the market in your area. I would recommend speaking to your real estate agent about making that $2,700 go further by asking if they would be interested in splitting the cost with you (they profit by the higher price and quicker sale) or hiring a home staging professsional (alot of times they will supply the furniture, as I do). Renting furniture is very expensive. What about spending some of that money towards new furniture for your new house to use in this house? Or you can borrow things.
It is part of my real estate agent's services to stage her clients house (she doesn't charge them for my services--she pays me)(that's why she is so good!) so talk to your agent and see what they suggest and good luck!
