I can't evict a family I can only delete the lot and family that's in the lot I only want to evict the family and move them in a different house.

Go to the family bin. There will be a button with a family and a little arrow. Click on that, then click on the lot of hte family you want to evict.

amg has it right!

Now if the house is built up and furnished just the way you like for another starter family -- moving the original family out means all their possessions will be sold and cleared OUT when they move!

So in order to keep the beds, upgraded fridge and swingset on the lawn for the next family the way to get the old family moved out AND also save the furnishings on the lot can be done two ways.

1. If you do not have any expansion packs = Invite a friend from the neighborhood to "move in". It could be another sim you built or an adult sim that is really good friends with one of the family members. Then the family gets on the phone and finds their own place.

2. If you have the University expansion = you can just create a sim and move them into the lot, then the family can get on the phone and find their own place. (that puts them into the family bin)

-- if the family already has 8 members, they can't invite someone to move in, so you could move one parent out into the family bin and invite the other new sim to join while the number is less than seven. Then the rest of the family can get on the phone and move out. More work that way but I've done this when I had a beautiful house furnished 'just so' and want to use it for another starter family. It is a lot easier to do now once you have University which lets multiple families live on the same lot, moving in at different times. (max of 8 people)

To store a good starter house for the future= after the family moves out -- the one sim and the house can be packaged for future use by using the asterisk that appears on the white pop up, in the neighborhood view of the one house)
