I got a lease and paid 2 months security deposit to my landlord then found a roommate to share.

He was no problem except made holes in the wall without asking for permission. Total 14 holes are in the wall to put shelves, paintings, mirrors. 4 of them are so big because of attatching heavy shelves. 8 small holes on the door too.

The thing is he'll leave before the lease expire so I don't know how much landlord will take money from my security deposit for it.

In this case,how can I determine for the cost he should pay? He said he will fix for it but since the whole apt was just renovated and wall was totally no scratch and freshly painted, I doubt he can bring back the quality as it was.

I'm very worried. I appreciate any suggestion.

First have him fix what he can.

If he patches up the wall, have him get a paint chip and bring it to the paint supply store or home depot and get an exact color match and paint the patches.

For the door, find out how much it would cost to replace the door and charge your roommate that amount. Ask him for his contact information so you could refund the money if the landlord does not charge you for the holes.

Your landlord cannot expect you or a roommate to keep the place immaculate. They cannot charge your for "regular wear and tear"

I guess it depends who the "someone" is. Holes in the wall are NOT normal wear and tear. Management will definitely charge you to fix the hole. As someone said earlier it is so easy to fix just do it yourself. First- Buy some premixed interior Spackle (DAP is a good brand.) Second- Spread the Spackle and let it dry, sand if needed to match wall texture. Third - Paint the area where the hole was and no one will ever know the hole was there.

I have several rental houses.First may I say it is wonderful that you are so responsible.Wish you were renting one of my houses. That being said call the person you rented from.Even if it an agency.Have them come over look at the damages and give you a repair price.To protect yourself get the price in writing and take photos of the damages.Send a copy of the photos to them with a letter saying ,"Please find attached your copy of the photos taken of the damages you saw on(date) which you agreed to subtract (dollar amount) from my deposit to repair."Send it via receipt attached mail. Of course get the money from your roommate Hope this helps.

your best bet is to discuss it with the landlord, only he can estimate the cost he'll deduct from your security deposit and that way you will know how much to ask from your roommate. preferably get everything in writing including your roommate's acknowledgment of damage and will to pay

Spackle and paint should fix the walls.

You could probably plug the holes in the door with matching wood filler.

if you dont have plaster to put over the holes in the way you can use a mixture of flour and water to make a past to put on it... that also works or if you have the exact shade of paint you can just paint over them... as for the door. I dont know. If they are small I dont see the problem.

I think I would consult another apartment complex to ask them what they think. Ask them if the holes you have described would be considered "normal wear and tear" if you moved in/lived in their complex. You should ask them first and not the complex you currently live in because you don't want to ask them to come look at it because it would just be asking for them to charge you for it even if it is normal wear and tear. Patching the holes is easy, and they sell wall texturing materials in spray cans. He could just bring some paint samples home to match the color. Just don't have him do it if you don't think he can do it well enough.

u can cover the wall holes with some type of filler, just let the roomate fix it like he said he would , the holes aren't that big.now if they were huge i think that would be different.

call in a professional drywaller get an estimate take photos take him to small claims court. You will get more money if you pay for the damages, unstead of haveing him pay.

You should be able to repair without it being noticeable.
I think it would be cheaper to repair and paint than take the hit from landlord.
