It will depreciate on paper if it's a rental. Unless a mobile home is permanently attached to the ground, it will depreciate just as an automobile does.

unfortanatly mobile homes depreciate the second you buy them and keep deprecitaing every year, however the land appreciates every year! Mobile home are not built like regular homes so there is more natural where and tear, so they dont hold up

For accounting purposes, yes it does. I'm not sure about the useful life but you can probably check it out on the irs website.
The only thing that doesnt depreciate is your land - if your lucky it will appreciate :)

I doesn't matter where it is. It still depreciates. Now if it's well taken care of it'll be worth more.

a mobile home will always depreicate in value.. even if you get rid of the title it will always be a mobile home..
