He came over to the lady in the same complex and drew knifes and guns on her said she was done he was having her killed

Yes, lease can be broken now. Life was threatend, threats were made. Police report should of been filed, landlord would of been arrested.

just leave, the only consequence would be him taking you to court and he doesn't sound the type that would want to stand before a judge
