You need a real estate lawyer fast. If you deeded her the property with no promissory note or anything, in court the burden of proof is on your shoulder. You will need to bring the lawyer in who told you not to put anything on the deed (and hire a different lawyer)
Easement laws I'm sure vary state to state. When I bought my home, it was discovered 3 days before closing I didn't have a road to get there. There was a private road to the home, so we had to get the lawyers involved and a easement grant was put in forever, that whom ever owned the house would get easement rights. I cant believe a bank would give someone a loan who did not have easement rights.
Fence on your property or the 1 acre you deeded to them? If your not sure, you will need to to surveyors out. If it is on your property, you could remove it.

Get the lawyer. You should've put conditions on the agreement when you sold the piece of land to your sister in law...sorry, but it doesn't look good!

I would try on-line, see what legal services are available. You do want to get help from an industry savvy person. Being in real estate I know family can be difficult, why, because we trust them more and therefore can get in deeper.
