The deed I am fixing to sign looks like it refers to both of my lots when I only want to sell one

I was conveyed two lots in the description. and the buyer want me to sign a quitclaim with refence to a photocopied exibit.

do the lots already have separate tax ID numbers? they both must have their own tax ID numbers, and you should have a title company perform a land records search and do the conveyance for you.

You need to have an attorney subdivide the lots and create two separate tax parcels.

Create your own mineral deed. put less and except what ever property you dont want to convey.

You have to write a new deed for each and file them.
