When I look online at real estate there are some homes with a fancy little box around them that reads "Showcase." What does this mean? Is it a new listing? Is it being lived in now and furnished?

What "Kaia" says.

However, some realtors use the term for any home they want potential buyers to think stands out from the rest of he market.

They may adverise a "showcase " home only because the currnent owners have if exquisitley furnished and landscaped. A savvy buyer will realize that the furniture does not stay. A novice will be disappointed when, on move in day, they find a house full of bare walls and floors. Most realize the furniture does not remain, but still expect the exqusite look when they move in.

A "showcase" house was built for the specific purpose of being used as a "come see me" for the builder. These are often put up for annual home shows...."Showcase of Homes", or when a builder has "rights" in a new development. They're built and decorated for the exclusive purpose of giving potential buyers something real to see.
