I had a cousin who was having problems with shady characters but he did not want to loose his rent so he stayed. He now has his own place in the cemetery. The shady characters started a fight with him and stomped him to death. So is your rent or what you would forfeit on your least worth you life. Go to the land lord and tell him you fear for you life and if he does not release you from the lease then do something that will get you put out of the apartment and if not just cut your looses and move on.

I think you should seek some legal advice on the laws in your state. See what the law requires of the landlord as to the state of the premises and safety considerations. Also check your contract, it may contain language which can allow you to terminate under certain situations, not likely, but not impossible. I think it is in your best interest to have an attorney intervene and get the lease canceled, if possible, under a law of your state or a clause in your contract. Sometimes a letter from an attorney can make all the difference.
Consider seeking legal advice for limited or no fee from local legal aid services, law schools, etc..
First and foremost, your safety is more important than the lease and the cost of forfeiting it or paying an attorney.
Take care.

No unless you're willing to pay the fees associated with breaking a lease.
Maybe try to select an apartment in a better neighborhood where shady characters and double homicides do not occur.

Probably not. I got out of a lease once because I was a victim of a break-in but they were just being nice and felt sorry for me I think. Maybe you could talk to them and they'd feel sorry for you too and let you out. In the future, I would check the neighborhood out a little better before committing to a lease. I mean, come on...did this neighborhood really go to hell in a hand basket overnight?

You need to talk to your landlord about why you want to break you lease. They can ruin you credit if the land lord say no. tell him how scared you are to live there since they had a double homicide. I would care if they said yes or no . I would leave that place and get another one before they could ruin my credit and tell the credit bureau

if you live in some dumpy projects why not just break the lease if he wont let you out. tell your new landlord what the deal is and ask him not to go to your current one for references yet, I know trash who get apartments a couple times a year in the same town becuse they get kicked out due to nonpayment and stuff, i dont think a broken lease cause you are fleeing in fear of your life will be too much of a problem.
