Here is a good a place as any. I had a tea shop and a small cafe down on the south east coast, and i sold it as a going concern. The first thing is , don't buy, rent or lease with an option to buy.No seafronts, your seasons are to short. Make up your mind as to what customers you want to encourage. If its oldie world that's good but not a lot of money. If it,s a tea shop with short orders then that's where the money is. Very important, do the deal with the agent before say Christmases early in the year the rents will go up. If you want anymore Email me.

My pet hate is not being able to get a decent pot of tea anywhere, and I'm sure I'm not the only one, so if you're planning on making proper tea leaves in a china pot, warmed first, with a jug of fresh milk, bowl of sugar lumps, and served in bone china cups, good luck, I'm sure you'll get custom.
Don't know about the business side of things but for research into the market for tea, you could try the Tea Council on www.tea.co.uk

I know someone else that did this, and as long as you're prepared for some VERY hard work then you'll be okay, otherwise I would suggest thinking of something else to do.
Because of the type of shop it is and the competition, customers expect home-baked fresh cakes, which means VERY early mornings for you! I wouldn't try and make short cuts here either, because people will just go to places where they can get it.
