I doubt it. If you were sold the flat with 2 spaces, then I think you need to sell it with 2. The best thing to do is to speak to your estate agent.

It would depend on your states real estate laws.
go to your states real estate commission and find out the law for selling non real estate property, such as a lease

nice thought but not sure, depends on the new owner he maybe nice enough to let ypou keep the space or you could just say only one is included in the deal.
