I just purchased a home 30 days ago. Not satisfied with the house and I want to know if I can get out of the house without penalty.

Even without getting into the specifics of your situation it is most likely not possible to get out of your contract. The closing table is usually the last time you can have reservations about the purchase and even then you still lose most if not all the money you put down. Unless there is a major problem that the seller didnt tell you about with the house that you couldnt have noticed prior to moving in, you are pretty much in it for the long haul. About the only thing you can do is maybe talk to a lawyer and have them go over the contract to see if you have grounds to nullify the contract. Good Luck!

Sorry, no. If you have a homeowner's warranty and there are things wrong with the house, you might be able to get them fixed this way. If not, you're on your own.

I'm sure the agent who you used to buy the house would like your comission...in my area it's 5% of the sales price. And, if your area is like mine, housing prices have dropped substantially so you probably won't be able to sell it for what you bought it.

Free advice: remember what it was that made you love the house in the first place, and focus on that .....learn to love it.
The next real estate up cycle is probably at least 5 years away, and hopefully by then your house will have appreciated to where it was when you bought it.

Not very likely, unless you discover something that the Agent represented that was not divulged. You should got alk with your loan officer, also. If not, just take the bull by the horns and list the home, and wish for the best. Sounds like "Buyer's Remorse," which is a very common ailment. Sorry you're disappointed and good luck.

No, you cant get out without a penalty usually. I would have to have more information to give you good advise. Is the home a new home from a builder? Have you closed escrow? If the home is from a builder and not complete, do you have loan approval?? Etc....

Not sure, but you may want to try fixing whatever the problem is. Chances are if you don't like the house for a certain reason most other folks are gonna find the same problem with it you do.

Read your contract as those terms, if not in violation of law, will govern. My guess is not, unless there is some kind of "buyers remorse" clause in there (like when those states allow car buyers to rescind the contract within "X" number of days of purchase...)

I think that entirely depends on what the factors are.

ie:
Your Location, was house inspected? DId the inspector lie about the condition? How doesnt it live up to what you wanted?

You are stuck and houses aren't selling. You will have to keep the house or sell it for a loss. Believe it.

I suppose it is possible, but highly unlikely. The only case you have in general is if you discover something that was not disclosed to you in a timely fashion. Read your contract, but the chances are slim.
