i want the house to be a good resale but i am not sure people prefer properties like this with preserved wetlands touching their backyards. this house is also a corner house on a not so busy street i dont know if thats a selling point or not please help me make this decision

There are many people who would love to live in a house where there is a guarantee that no one can build right behind them. This is who some of the priciest property abuts national forests and wildlife refuges. Best advice is to fall in love with the deal and not with the property. Make sure that you are buying well under the appraised value and that the property is in sound condition. Since it is an investment, I assume that you are going to rent it out. Screen your prospective tenants carefully.

Speak to a lawyer. I have heard that once these properties have been preserved, some uses of your land may be limited if the group preserving the adjacent land believes that your use may effect their preservation efforts. They may take you to court for every improvement you do to your property.
