what kind of paint? do i need primer?

First you need to pressure wash with TSP solution.

Then fill the cracks with mortar.

Then, use a latex block sealer. I have used Duron before:

Then use a high quality primer

There are numerous products or paints on the market for Cinder block. One option would be to buy a product like thuroseal. Comes in a 40 or 90 lb bag in a powder. Mix it to a thin consistency like paint and brush it in with a mason brush. This will give it more of a waterproofing effect and you can still paint over it. Dyes can be added when you mix this product. This will be a better option then to just paint the block. I have also used a product called Shield Plus concrete stain from Sherwin Williams. This product was tinted and after 7 years the product has not peeled of my block out building.

A sand blaster. I have seen this remove the paint from many surfaces including cinder block. Edit - A commercial grade sandblaster. I would not bother painting it. The cleaning and prep involved is ridiculous and there is no guarantee that it will stick. You need to prep and clean the block with Trisodium phosphate (TSP). Then if there are any stains you need to do it again, what is left is probably mildew so you will need to get a commercial mildew cleaner. You then need to caulk any cracks or areas that will allow moisture to seep. then you need to apply a latex block filler to the entire surface. This will seal and penetrate the block. Then you may apply the exterior paint.

if you are gonna paint cementious surfaces, ALWAYS seal the concrete/ block/ whatever first with either drylok or something similar...myself I use concrete sealer for it. then primer then paint... REMEMBER to let the surface cure for 28 or more days before sealing if it is new block/ concrete or goout to let moisture release. if you don't then you will have paint falling off and will end up pressure washing and then redoing it. you can also stain thse surfaces. go to your local construction supplies house or the web.... superkrete.com and americrete are your best bets with a color stain.

look for a product called " sure-wall" its a fiberglass type mortar used to water seal foundation walls.....mix like pan cake batter and apply with ur hands with rubber gloves....u can make textures or run a sheet rock knife over it to make smooth.....paintable with one coat!

if u use paint and a primer, u Will need 3 or more coats because the blocks will suck up the paint faster than the mortar joint...then it will want to 2 tone between the blocks and the joints...

cleaner and faster and a better job to first use the sure-wall, it dries white so if u want white then no paint needed....

Home Depot has a paint from Behr for masonry and bricks... actually there are 2 one is a self priming paint which is flat and the other is a waterproofing paint... talk to an assoc. to figure out which is best for your needs...

always primer .. it helps preserve paint and you tend to use less paint over all . you will also start with a smoother surface

call your nearest home improvement center (where they carry lots of items for the house and repairing the house) and ask them.
