It may not be rented because the property may need some sort of renovation to comply with city and state structural codes, or insurance issues. It could be the property may be tied up into a legal matter, and may not be able to be let. To find out, contact the realtor or property owner. If you know the owners business contact info, call their office and arrange a meeting with them. Dress well and when you go by make sure to have with you your references, last months paycheck stub, id, et-cetera. When you speak to him / her, appeal to their business sense in that any rental property that is not rented is not bringing in revenue, and in the end they'll be losing out. This will make them see that by helping you get the space you need, they are also serving their own interests. Good luck!

Just contact the person who owns the property and mention that you are interested in renting it from him of her. If you are currently renting now and have at least six months of rent receipts to prove that you are able to pay on time for the property; offer to show the owner this information. I do not know why someone would leave a rental property vacant, it is not the best idea, maybe they are using it as a tax write off of some sort. The only other reason could be that there has been damage done to the property by past rentors and they cannot safely rent it because of that. Good luck and I hope this works out for you!

If you know who owns it just contact them and ask what do you have to lose. "Hi my name is ________ and I was interested in renting the propery on XYZ Street."
There may be a reason why it's vacant though too, especially if the person is in the landlors business, the house can be infested or substandard or have some other problem where the landlord comes out ahead financially by reporting the loss in rental property by having it vacant over correcting the problem and collecting rent.

strike while the poker is hot, wait until this or some other vacant property in the neighbourhood is vandalized and then make an offer, they will likely be more apt to accept lower offers if they are still fearing from a recent vandalism

just either call and go them and and ask what is his plan with the propertry.If he says he is going to rent it tell him you are interested in it and ask him his rental price don't offer a price.Tell him/her that you will talk it over with your spouse or tell him/her that you will give him an answer within 2 days and if the price is too high Negotiate the price(reasonable market for your area).
