We just purchased a home in Texas. One of our search criteria was the property have a pool. In consideration of the same square footage and location for the lot and structure we paid approximatle $7,000 more because of the convenience. In other words instead of an extra output of money immediately after forking over close to 40,000 we are able to waite longer giving a time to repleat our resources before we spend an additional 10 to 25 thousand on a new pool.

This expense does not include the decking, self latching gate or the electrical issues. The price mentioned only includes the pool, pump and location issues and ground stabilization.

it does not increase the value of the home. In somes states like California inground pools don't even increase home value.
