Most of the "down payment grants" or "down payment assistance" programs you see advertised are simply a way for the seller to make the required down payment for you, worked into the sales price of the house. The fee is usually fairly low--about $300 to $500. The program can only be used with FHA loans.

There are actual assistance programs, however. But they are typically liens that don't have to be paid back if you live in the house a certain number of years. Check with your local housing office, city and/or county.

If you are looking for down payment that has no fees, never needs to be paid, and is not attached to the lien, I think the only place you'll get that is from Mom & Dad...

I have always understood that a grant didn't have to be paid back.. fees or liens added to the money you would receive from one would cancel the idea of it being a grant.
