I have seen three major causes of gas getting into a four strokes oil. One and the most common is the reason mercman stated, take the boat to a dealer and have them to a leak down test. If the leak down is high, Mercman's cause would be the cause. This is also caused from excessive carbon build up in the cylinders. The second is a bad fuel pump diaphragm allowing gas to enter the crank case. I am unsure what style of fuel pump Nissan uses, but o Mercury and Yamaha an easy way to tell is to remove the fuel pump and squeeze the plunger (on the back of the fuel pump) to see if fuel coming out. The third reason is the engine is running to cool. This causing incomplete combustion and carbon build up. The unburnt fuel will get by the rings and into the crank case.

I will assume you got a 4 stroke motor. It is not uncommon for a 4 stk outboard to "make oil" If the motor is fairly new and has not been run hard for awhile, this will happen. If the motor is run short periods of time, it will dilute the oil and cause condensation to form. Cars all do this, only difference is a car runs hotter oil temps to evaporate the condensation and fuel in the oil, most outboards do not. This is why you will need to change the oil more often, drive the motor harder, which is fine they are built for this, unlike cars.
