I rent a house from my mom, so this is my problem too. I am only source of income.I have a serious mold issue ,due to no ventilation , we had a bad inspector when purchasing house 4 yrs ago,the smell is getting worse everyday, concerned with health, money is big issue. I dont think it could be sold like this, so to re-build is the best soulution, knock this down and go the cheap route with modular home,it would look nice and no mold.. I would still need to pay rent for the house , and pay back a loan,if I could even get one. with less than 25,000 coming in a year. I am a massage practitioner on the side,so that income is never the same .

Bleach will kill mold. Since mold is a growing fungus you can kill it with bleach and water. Purchase a pump type sprayer that holds a gallon, fill it with 1/4 bleach, and the rest with water, but leave a space at top for air. Pump the sprayer up according to instructions, and spray all the mold with this solution. Come back after 30 minutes or so and wash it down with a garden hose, and the mold will be gone. You might have to do this a couple of times a year, but it will solve the mold problem. Now, you don't have to knock it down! This really works!

Good question! Have you checked in with your local building department? This may be a good start. Not knowing the size of your lot some counties/city's allow for additional structures to be placed on the same property if the lot is big enough and they may have some low income loans available to assist. They refer to it as an in-law quarters, You can also purchase from the shelf chemical (chlorine) solutions to remedy the mold in some cases.

If you've 1) lived in that house for four years and your income 2) is at least two years substantiated plus 3) a decent FICO credit history score (around 600), you should have no problem.
Call your mortgage company, the one who financed the house, and tell them your plan.

I would call an advertising "Handy Man". There are products they can use to get rid of the mold for less than a few hundred dollars, plus they can clean the ventilation system chemically....
...I'd offer my husband who did ours and it worked beautifully, But he probably doesn't live in your state.

if you want to remove the mold, all that the professional companies do is remove the sheetrock panels, and spray a moderate bleach/water solution on the affected areas.

getting a loan depends more on the status of your credit. if you have credit cards and you pay them and your other bills on time then your credit should be alright.

You can get a loan based on equity, you know. But whatever you do, don't declare bankrupcy!!! Go to credit conselling if you have too, they are free so why not?
