I don't know what type to get. It needs to inexpensive (less than $150). Do I need one with a phone? How does the phone on them work (does it need another phone line, or mess up the current one)? What would be a good one and why?

A plain-paper, black & white, film/ribbon machine can be purchased at Staples or lots of other places for $20 to $30. Several different brand names (probably all made in the same factory). A 70 meter roll of film costs low to mid $20 range. So about 10 cents per page. Has a phone. Just plug into any phone jack and electric outlet. Can be set to only receive when you push a button or enter a code from another extension.

Cheap enough so that if you don't like it just throw it away.

You can do it all online. Go to www.zipform.com and you can download software to fill out, save, and print the real estate forms. Get an eFax account and you can then save the forms to a pdf format and fax them directly from your computer.

I use fax software in my computer. It works great. For sending you do need a scanner too.
