Depends on the home size and access. Most run from $250.00 to $400.00 in Tennessee. Your home should run on the lower end, especially if there is no crawl space.
Ask the seller if there is any warranty remaining on the house if it is less than 3 yrs old. If so it may be transferable. Worth a try.
If you have an AmeriSpec Home Inspector do it then take the American Home Shield home warranty you will get a discount on the warranty. You should also have the CHA checked by a CHA service company as that is the most common failure after closing. The heat exchanger cracks typically or the a/c fails. If you also failed to have it checked before you bought it and had the warranty in place it can be considered a "pre-existing" condition and not covered for 30 days after closing- or at all. If inspected you have evidence that it was working so there is reduced problems with getting warranty services.
Best of luck to you!

Most inspectors in our area (Victoria BC Canada) charge a minimum fee of approx $ 200.00 plus a fee over a certain amount of square footage, in your case as the house seems small it would likely be close to the minimum amount, as a going rate in the area.
One of the answers you received suggests that you can do an inspection yourself, which I in all honesty can not recommend unless you have a very extensive knowledge of all aspects of construction, engenieering, building codes, fire codes, mold issues and a variety of other building related issues.
Now does that mean that all inspectors are created equally, unfortunatly, today in many jurstictions, there is still no minimum educational requirements and or licensing requirements for home inspectors, so there are a large number of inspectors out there that are just not qualified to inspect anything let alone your health and well being in your future home.
As in everything related to your personal well being, you really need to spend some time selecting, interviewing and verifying who is the best inspector for your specific needs and requirements.
Good Luck

Just guessing your probably looking at least $200 for the inspection. You might be able to get some literature on it and inspect it yourself first. But, you will still need the home inspection because I know many states have laws when you buy a home. One thing you can do is make sure wherever there are water faucets, kitchen and bathrooms there are GFI's within six feet of the faucets. GFI stands for ground fault interrupter. These are special outlets to protect you from getting severely shocked.
Anyway, I hope I answered your question. I hope you look it over real good. Check the roof and make sure its ok, the guttering.
take care and good luck
