See if someone in your office will mentor you. Usually they will, but they take 25% of your first comishion.

I just went through the process of using a mentor as an introduction to Real Estate. I used the agent that sold me my house as a mentor. I found his service and skills to be exemplary when I purchased 4 years ago.
As a mentor he didn't charge me anything. I was happy to go along with him to observe how business is done. Open Houses, offer presentations, listing presentation etc.
Have you signed on with a brokerage yet? If not make sure you interview a few of them before choosing one. Many of them have mentoring programs available at no charge. Be candid when talking to your broker or prospective broker. Are you a home owner yourself? How did you find the agent you worked with when purchasing your home? What about friends? Talk to them about their agent and what they liked and didn't like. If any of them had a really good experience, get the name of their agent and talk to them. Make sure you ask about ethics as well. There is a very big push right now to raise the standards of professionalism and ethics in the industry.

It is the only company that I know of that actually has a very professional coaching and mentoring system and training program in place.
Where I am in Victoria BC Canada, I was with KW, however the local owners did not want or feel they could adhere to the KW systems, so I could not remain with the company, but I still fell and am convinced that as a company the offer the best overall support and realtor as well as clients service systems in the business.
I mean no disrespect to other companies and their services, it is just my observation that most companies are more and more focussed on the profile of the company and the agents without having real support and education to back their claims up.

By the way, good coaches, and or mentors, do not have to be in your area, in fact it may be easier to built a great mentor relationship with agents and or coaches, from a different area, and work either by phone or on line.
In order to be coached and or mentored the trick is for you to set goals and expectations, in clear definable areas and targets, over a period of time and to measure the progress against your goals over time.
this way you can make incremental adjustmentsas you progress along your journey.
So start making your goals, start with the end, so what do you want your career or business to look like when you are done with it. Then determine when this will be.
From there you start filling what you need to do, what you need have and what you need to know in order to achieve your goals.
Next is to determine what your targets are say 10 years from now, and what you need to do, know and have to be on target to hit your someday targets
then you bring it back to say 5 years
then 3 years
1 year
one month
and then each and every week, as to what it is that you need to do, know and have in every area of your life and business, so that you are on track for your monthly targets, you annual targets, your 3 year targets, etc etc.
Then you make arrangements to meet in one way or another with your mentor/coach and review how you are doing, if you know how to get to thenext level and if there is anything that needs adjusting.
