yes i use to work with a woman that did this. She was manager at the place i worked and worked as a real estate agent also she went to the real estate company one day a week. With real estate she worked strictly on commission so she didn't have to be there all the time cause she only made money if she sold a house.

I live in Manhattan too. 99% of the "house" in Manhattan are condominiums and rental apartments. Many of the rental apartments are now being convert to condominiums, co-ops, cond-ops (lofts, studios, so called "luxury apartments," etc.). Almost all decent residential place in Manhattan cost in average about a million (the lowest), unless you are in a governmental public apartment or renting (rental apartment is becoming fewer and fewer nowadays).
Comparably, condos are more expensive in Manhattan than Florida. Again, the apartments in Manhattan cost about at minimum a million dollar or close to a million. Most apartments in Florida cost on average in the 100 thousands.
I think it is better to start off with commercial real estate. While the condominium apartment real estate market in Manhattan does not slow down, I think there are more buyings and sellings in commercial real estate than residential market. Think about this, there are not a lot of people who can afford million dollar apartment all the time, and those who can afford it are not going to sell it that often. On the other hand, most start up business fail in less than 5 years, so there are a lot of transactions going on.

You want it all, don't you? Unless you have many, many unbelievably wealthy connections, doing real estate on a part-time basis, especially in the shark-infested waters of a big city, (note my name), you will be eaten alive. Even then, people don't want to put the biggest ticket item in their life - the largest ever investment - into the hands of a part-timer. Pick one or the other. Right now, the part-timers and some-timers are dropping out right and left. You will find this to be an expensive career and the fees, E&O insurance, etc. will have you broke and taking on a 3rd job.
It sounds as if you have a passion for the business. Why would you want to do anything else? Find your passion, do it for a living, and the $$$ will appear. Every one thinks we drive around in pretty cars, wearing pretty clothes, looking at pretty houses a couple of hours a day. Not true. I work 7 days a week, up to l4 hours a day. I find myself in dirty houses, climbing into attics, looking at disgusting things growing under sinks, etc. and that is just the physical aspect. You need a head for numbers, strategy, and negotiations. You will be responsible for one of the most important aspects of people's lives - where they sleep at night and how they will fare financially. Leave the emotions at home. We don't work for the companys. They allow us to hang our licenses for a cut of our business. We are small business owners. This is the hardest business you will ever do.
I suggest this. Get your New York real esate license. Get a full-time job working for a top-producing agent. Learn the ropes there, getting a salary, and find out what it is really like while on a safety cushion. Either you will love it or hate it. No in-betweens. If you love it, you will know when it is time to fly on your own.

I have a girl friend here in CA that does both. The regular job is her main source of income but the real estate is nice too and it's very part time for her.

As a real estate professional I will tell you that in order to be successful in this profession you must give it your undivided attention especially in today's market. Now is the time when the "good" Realtors will show themselves and the rest will find another career! It's a GREAT time to be a Realtor!!!
