I rent out my basement to this couple and everyday the girl comes upstairs into my house, sometimes 3-4 times a day. i went downstairs one time when i heard her come up but that time she was only dropping my mail off on the kitchen counter, but why would she come up to my house more than once? i mean, is she "borrowing" food? untensils? plates? it's getting to be pretty annoying because i dont even feel privacy in my own home knowing that she's coming in and out of my house as she pleases.

i guess reason why i'm not asking her directly is since i already asked her once, i dont wanna make it seem like i suspect her of doing something wrong, or if she is doing something wrong, i wanna catch her in the act. like i more than anything, it's just annoying. when i run in to her, it's not we're friends, so it's awkward if i'm just relaxing and she comes up, i'm thinkin, WTF are u doing!

so............is it illegal? is it unethical to set up a camera in my own home? i live in marylan

If its inside your own home, you can film pretty much anything you want.

Just be sure you dont put a camera in any space that she is renting, or any 'shared space' like a laundry room, or any space where she could reasonably expect privacy, like a bathroom.

You can do anything you want in your own home. An alternate course of action, or something you may want to do in conjuction with a hidden camera, would be to send a letter to your tenants that politely outlines the boundries of the area that they rent and asks them to respect your privacy. Unless it is a fire hazard or the only way into or out of the basement, you may want to consider putting a lock on the door.

It's not illegal IF you don't put it in a place where people can reasonably expect privacy (i.e. bathroom, bedroom).

After re-reading your question carefully I would add that your tenant can reasonably expect privacy EVERYWHERE in the part of the house she's renting. If you want to set up a camera, set it up only in your part of the house.

Just tell her you are uncomfortable with anyone in your house uninvited and that you like your privacy. Be blunt, but not rude. Also, can you put a lock of the door? Spying on her isn’t going to help.

People have cameras in their home to view the methods of their baby sitters and Nanny's. I don't think it is unethical, or illegal if it is your home.

I imagine you can record in your own home, as long as you don't record in a section that they are paying rent for.
